DeMarque Finance is a commercial finance brokerage in Sydney’s CBD. We arrange funding for trading businesses, property investors and developers across Greater Sydney — from a first overdraft to a multi-lender construction facility — and we do it by matching the scenario to lenders that have genuine appetite for it, rather than sending one application everywhere and hoping.

How We Work

1. A short scenario conversation. What the funding is for, the business behind it, timing, and anything a lender will ask about — trading history, security, existing facilities. Ten minutes on the phone usually covers it.

2. Lender matching before any application. We test the scenario against the lenders whose current policy actually fits it. This is the step that separates a broker from a form: the right lender for a two-year-old logistics business buying trucks is not the right lender for a twenty-year-old manufacturer refinancing its factory.

3. One application, presented properly. Lenders decide on how a scenario is positioned as much as on the numbers. We prepare the submission so the credit assessor sees the strengths first and the questions already answered.

4. Settlement and beyond. We manage the process through to funding, and we stay on it — facility reviews, expiries and the next round of funding.

Who We Work With in Sydney

We are based at International Tower One in Barangaroo and work with businesses across the Sydney basin — the CBD and North Sydney, Parramatta and the west, Macquarie Park and the north shore, Alexandria and the inner south, Norwest and the Hills, and the freight and industrial corridors in between. Much of the work is done by phone and email; being local means we can meet, and we can see the property or the premises when it matters.

The businesses we see most: owner-operated trading businesses from early growth through to established mid-market operators; professional practices buying their rooms; transport and logistics operators expanding a fleet; manufacturers and fabricators upgrading plant; property investors with tenanted commercial assets; and developers on small and mid-sized projects. What does a commercial finance broker do?

A commercial finance broker assesses your funding scenario, identifies the lenders whose policy and appetite fit it, prepares and lodges the application, and manages it through to settlement. The value is in lender selection and presentation — the same scenario can be declined by one lender and approved by another on the strength of how and where it is submitted.

Do you only work with businesses in Sydney?

No. We are based in Sydney and much of our work is here, but we arrange finance for businesses around Australia. Being local makes it easier to meet and to inspect property, which matters most on commercial property and construction deals.

What information do you need to get started?

For most scenarios: what the funding is for and how much, recent business financials or BAS, details of any existing facilities, and — for property — the contract or the current loan statements and lease. Where full financials are not current, low-doc paths using alternative verification may be available with more conservative terms.

How long does commercial finance take?

It depends on the product and the lender. Equipment finance for an established business can be quick; commercial property and construction facilities involve valuations and legal work and take longer. We do not promise timeframes, but we will tell you at the start what the realistic path looks like for your scenario.
